Skycourts Towers 7,500 m² Podium Sports & Leisure Realm

Project Background & Scope

Skycourts Towers is an expansive multi-tower residential development in Dubai. The community management required a complete transformation of its vast concrete podium deck into a world-class outdoor recreation park for over 20,000 residents. The contract comprised 6,630 m² of luxury landscape leisure grass and an 870 m² dedicated FIFA-grade football pitch.

Executing major earthworks and heavy sub-base installations on an elevated 5th-floor podium deck posed severe structural load limits. Heavy conventional road rollers and large tipper trucks were strictly prohibited due to concrete slab structural shear limits. Furthermore, the design demanded naturalistic undulating mounds without adding excessive deadweight to the building structure.

• Lightweight Plant Fleet: Deployed specialized mini-excavators, bobcats, and lightweight plate compactors calibrated to remain safely within the slab live-load parameters.
• Engineered Porous Base: Sourced lightweight volcanic porous aggregate and dimpled drainage membranes to ensure zero water ponding above residential units.
• TigerTurf CoolBlade Technology: Installed TigerTurf Finesse landscape grass with specialized cooling polymers that stay up to 15°C cooler under direct UAE sunshine.
• FIFA 3G Pitch Construction: Fitted TigerTurf Soccer Real 50 XQ with elastic shock pad, silica sand ballast, and cryogenic SBR rubber infill for pro-grade ball roll.
